The Starting Point
This project began as a feasibility study, but is proving a promising project for the near future.
It is an 84m2 under-utilised shed, with the prospect of becoming a self-sufficient and self-contained granny flat.
The feasibility also includes economic studies to assess expenses and requirements of a ‘standard’ construction in comparison to a Passive House approach.

Flexible interior design
Initial plans demonstrated a large one-bedroom home. However, a variation of that has since been completed that offers an efficient two-bedroom floor plan, with the second bedroom being a multi-purpose space openable to the living space.

Challenges have included:
● Utilising the spectacular view to the Southern side (as opposed to the optimal Northern aspect);
● Positioning windows to the Northern façade without creating an oppressive feeling internally due to the significant natural slope upwards outside these windows;
● Locating solar panels to the existing roof orientated to the North, yet allowing some additional natural light into the home through the Northern roof face;
● Space planning considerations for all sanitary and waste points that favour P-traps to extend out of the façade in lieu of cutting the existing slab. This contrasts to a highly-integrated plumbing system that minimises façade penetrations. The result is a maximised airtight membrane (required for Passive House) and associated energy efficiency.
● Inclusion of new septic systems
● Various council approvals required for the project
Opportunities for the project include:
● The amazing view potential, with possibility for an elevated veranda to maximise the outlook to enjoy the stunning sunsets. Though, this comes with constraints mentioned above.
● The existing footprint is rectangular, offering many space-planning prospects.
● Garden enhancements, given the existing structures and water access.
● Vehicle access to the property offers separation from the main residence. The potential uses for this space are abundant.
